Michael Bell

Michael Bell is a company founder and serves as President.  Mr. Bell oversees all environmental technology, manages professional staff, and provides a wide range of consulting services.

Michael is a recognized expert in real estate due diligence. Michael served as President of the Environmental Bankers Association and is a regular speaker at national environmental conferences.

Michael headed the Environmental Department of Capital Crossing Bank when it was one of a few CRE mortgage investors modeling loan foreclosure and ownership of real estate collateral. Michael managed due diligence for thousands of acquisitions and loans in workout, and participated in decisions regarding asset quality and credit ratings impacting purchase decisions.  Michael is a corporate environmental scientist with over 20 years of deep experience in strategic environmental risk management, due diligence, regulatory compliance, and remedial actions.

Michael is an American Institute of Professional Geologists – Certified Professional Geologist in good standing and a Certified Hazardous Materials Manager. He is on the board of Fisher College and teaches periodically. Michael earned a BA in Geology/Chemistry from the University of Maine at Farmington and a MBA from Suffolk University.

David Oldow

David Oldow is a company founder and serves as Chief Operating Officer. Mr. Oldow develops client specific products and services, manages client relationships and provides a wide range of consulting services.

Dave has provided environmental due diligence and environmental insurance consulting to commercial real estate investors and transaction support teams for over 20 years.  From 2004-2009, Dave served as VP/Director of Real Estate for XL Environmental Specialty Insurance engaging CRE professional organizations to align company underwriting with financial community needs. From 2000-2004, Dave managed environmental insurance sales for AIG Environmental’s CRE debt securitization platform. Dave also performed underwriting in the Boston office for investors seeking certainty of execution on purchases of CRE equity and whole loan portfolios.  From 1992-2000, Dave managed or performed thousands of environmental phased reports and property condition due diligence projects for national companies Aaron & Wright, Paragon Environmental and EBI.  Dave’s career has focused on providing due diligence services that improve clients’ deal execution.

Dave earned a BS from St. Lawrence University and a Masters in Environmental Policy from SUNY College of Environmental Science and Forestry. Dave has served on the national due diligence committees of the International Council of Shopping Centers (ICSC) and the National Association of Industrial and Office Properties (NAIOP), and is a guest speaker on due diligence topics.

Andy Stead
Andrew Stead
Andrew Stead is a Senior Vice President, responsible for all environmental insurance risk/loss control engineering and client services.

Andy has over 25 years of experience in the environmental engineering, consulting and pollution insurance industry. For 15 years at AIG, Andy performed risk analyses, surveys and facility audits for remediation cost overrun, pollution legal liability, underground storage tank, contractor’s pollution, general liability and casualty business lines. Andy previously spent 10 years as an engineer, project manager and department manager for consulting firms focusing on real estate due diligence assessments, design and implementation of soil and groundwater remediation solutions, and environmental compliance for major oil, commercial, and industrial accounts.

Andy’s area of expertise includes real estate portfolios, brownfield redevelopment, manufacturing, retail/commercial centers, gasoline stations, power plants, oil terminals, hospitals, higher education, and landfills. His specialties include regulatory compliance, emerging risks and changes to regulatory standards.

Andy is a Massachusetts Licensed Site Professional (2000), Certified Hazardous Materials Manager (2009), STI SP001 Certified AST Inspector (2014), Associate Safety Professional (2017), and has OSHA 30-Hour General Industry Safety Training, Mold Assessment and Remediation in Buildings training, Asbestos- General Industry training, and 40-Hour HAZWOPER and annual refreshers training.  Andy earned a B.S. in Civil Engineering from the University of Massachusetts.
